Milan-based studio Parisotto + Formenton transformed a concrete structure
Less than ten kilometers from the heart of Genoa, the former Hotel Astor has been reborn as Capitolo Riviera, an innovative hospitality concept that merges lush greenery with a strong architectural identity. The property, reimagined by Milan-based studio Parisotto + Formenton, exemplifies how nature can be seamlessly woven into a building’s fabric, transforming a concrete structure into a space that feels both contemporary and deeply connected to the Ligurian landscape.
An Ancient Camphor Tree at the Center of It All
One of the first features guests notice upon arrival is the towering, century-old camphor tree standing at the heart of the hotel’s garden. Its broad trunk and expansive canopy predate the modern renovation and now serve as a focal point for the new terraces, walkways, and seating areas. Rather than merely preserving it, the design allows the tree to guide the layout and ambiance, symbolizing Capitolo Riviera’s commitment to integrating greenery into every corner of the property.
Indoors, large windows frame garden views, creating continuity between interior and exterior. Planters and living dividers further blur the boundaries, bringing the lush vegetation inside. This approach lightens the concrete structure and establishes a sense of gentleness amid the robust lines of the existing framework.

A Contemporary Vision Rooted in Local Tradition
Although located in Nervi—a district known for its mild climate, scenic waterfront promenade, and sweeping public parks—Capitolo Riviera stands out through its balance of modern design and local heritage. The hotel’s horizontal profile aligns with the surrounding topography, while the tones and materials within its 37 rooms reflect the earthy palette of Liguria’s hills and coastline.
Long before its transformation, the property housed a mature garden featuring a majestic eucalyptus, a maritime pine, and several magnolia trees. These have been carefully maintained and supplemented with new plantings, such as false pepper trees along the villa’s edge, as well as Mediterranean herbs like myrtle, rosemary, and mint. Each addition enhances the garden’s natural feel, mirroring the wild yet inviting character of the region’s landscape.
Nervi: A Historic Seaside Getaway
Nervi itself has been a beloved retreat for both locals and visitors for centuries. Its namesake is thought to come from ancient linguistic roots referring to its proximity to the sea and abundant fields. During the 19th century, the area became a favored holiday destination for Genoa’s aristocracy, who left behind elegant villas and verdant gardens. Today, Nervi’s coastal promenade—named Passeggiata Anita Garibaldi—winds three kilometers along a rocky shoreline, offering panoramic sea views that underscore the area’s timeless allure.
Close by, the historic Parchi di Nervi span nearly 92,000 square meters. Once the private estates of prominent families, these grounds now form a sprawling public park filled with both exotic and native plant species.

A Nod to Brazilian Brutalism
At the architectural core of Capitolo Riviera lies a reinterpretation of 1970s Brazilian brutalism. Concrete columns and walls create a solid, almost monumental base, reminiscent of the archetypal structures found around the Mediterranean and in parts of South America. Yet, the architects deliberately “softened” these surfaces by integrating generous greenery inspired by the philosophies of figures like Oscar Niemeyer and by referencing the interplay of natural elements in Luis Barragán’s work.
The result is an interior-exterior dialogue in which plants, water, and open skies act as extensions of the building itself. The renovation included adding suites above the restaurant, a move that maintained stylistic unity between the original structure and its modern extensions. Everywhere, rough concrete contrasts with the warmth of wood, while abundant foliage weaves the entire space together.

Design, Art, and Subtle Elegance
In the public areas and guest rooms, Capitolo Riviera displays an array of iconic furnishings from Italian and international designers. Pieces by renowned brands mingle with custom-made elements—such as the restaurant’s central table and the reception desk—ensuring a cohesive aesthetic that is both timeless and welcoming.
In a nod to the building’s history, an original 1970s ceramic wall sculpture depicting a bird’s-eye view of Genoa was carefully restored and updated with a softer color palette. Other artworks include contemporary paintings and sculptures that echo the hotel’s natural, understated style—wood pieces are placed on stone pedestals, stone pieces on wood, maintaining a measured balance throughout.

Respect for Nature and Community
Sustainability and local collaboration shape nearly every facet of the hotel’s operations. Furnishings come from Italian manufacturers, highlighting the region’s design heritage. Traditional Ligurian “cementine” tiles, handcrafted by local artisans, appear at the entrance and in the restaurant, paying homage to historical construction methods of the area.
In the kitchen, chefs rely on nearby farmers and suppliers who use ethical, small-scale methods. Guests can savor locally sourced jams, cheeses, eggs, and meats, all traceable to specific producers in Liguria’s hinterland. This direct connection to local agriculture underscores the hotel’s environmentally conscious ethos.
From eliminating plastics to installing concealed solar panels—necessitated by strict landscape regulations—the project incorporates green technologies at every turn. Indigenous slate (ardesia), widely employed on Ligurian rooftops, has also been utilized in terraces and various structural details, ensuring Capitolo Riviera feels firmly tied to its geographic roots.

A “New Chapter” on the Riviera
The name Capitolo Riviera signifies both a fresh start for the historic hotel and a defining chapter in Ligurian hospitality. Guests are invited to write their own personal stories within this tranquil setting, whether they come for leisure, exploration of local culture, or simply a weekend break from city life.
Looking ahead, the vision behind Capitolo Riviera hints at potential expansion, with the concept of “Capitolo” possibly extending to other destinations in the future. For now, it stands as an emblem of thoughtful design, environmental harmony, and authentic regional character—an oasis that bridges the bustle of Genoa’s port with the timeless draw of the Ligurian coast.
Capitolo Riviera opens its doors to travelers from around the world, particularly those seeking an immersive encounter with Liguria’s natural beauty and cultural riches. Whether drawn by the iconic allure of the Cinque Terre and Portofino or simply in search of a peaceful hideaway, visitors discover a timeless retreat where architectural boldness meets the gentle embrace of the garden’s oldest resident, the venerable camphor tree.
